Did You Know? Home Insurance Gaps Most Owners Miss
Most people buy a home insurance policy and never look at it again—until something goes wrong. That’s when the real “gotchas” show up, and by then, it’s too late. You think you’re covered, but what you don’t know can cost you thousands (or even your home).
And hearing from your agent for an annual review? Please… that’s so pre-2000. They’re not calling you (though they should).
I’ve seen it over and over in Massachusetts and Rhode Island: smart, responsible homeowners who find out the hard way that their policy has holes big enough to drive a moving truck through. And the kicker? Most of these gaps are hiding in plain sight.
The False Comfort of “I’m Covered”
You pay your premium, file your policy away, and sleep easy. But did you know that standard home insurance almost never covers flood damage? Or that sewer backup—one of the most common and costly disasters—usually isn’t included unless you add it on? Ask me how I know that one… when I found out the hard way on a Super Bowl Sunday. (Check with your own carrier or see Mass.gov for the official word)
Let’s not even talk about valuables. Most policies cap jewelry, electronics, and collectibles at laughable amounts—think $1,500 for jewelry and portable electronics or $2,500 for firearms and related equipment. Lose your engagement ring or get hit with a break-in and you’ll be writing a check for the difference. (Source: Insurance Information Institute)
The Real Cost of Not Knowing
I’ve seen a single inch of water cause $25,000, or more, in damage. I’ve watched families fight with insurance companies over pennies, only to realize they never had the right coverage in the first place. And here’s the worst part: agents don’t always bring up these gaps unless you ask. Why? Because it’s not their job to sell you more coverage—it’s their job to sell you a policy.
And, if I’m being totally honest, they’re afraid to quote what you really need because they know most people are just shopping for the cheapest, and not the right, coverage. They don’t interview you to find out what’s really going on in your life to ensure you’re properly covered because they know they’re being compared to another insurer and it won’t be an apples-to-apples comparison.
The DIY Trap
Maybe you’ve tried to “save money” by shopping online for the cheapest policy. Maybe you let your mortgage lender pick your coverage. Either way, you’re playing Russian roulette with your biggest asset.
The Challenge: Stop Hoping, Start Knowing
If you’re reading this, you’re not the average homeowner. You want to know where you’re exposed and how to fix it. You want to know if your policy is actually protecting you, or just making you feel safe.
Here’s what you need to do: Pull out your policy (yes, the whole thing). Look for exclusions—flood, sewer backup, limits on valuables. Send me that information, allow me to go through it in detail, and then I’ll go through it with you.
The bottom line: The best time to find out about a gap is before disaster strikes. The second-best time is right now.
